SDLT is considered by many economists as a ‘bad and punitive tax’ especially when applied to the purchase of a main residence, your only home. It is clear the current Government policy direction is not one of wishing to support aspiring homeowners. SDLT acts as a significant upfront cost and barrier to moving house or buying a first home. WDCL welcome in the Summer by offering to our purchasers a SDLT Contribution to those wishing to reserve a home as advertised on our price lists, Woodlands Park website or through our Agent Pestell & Co. The stamp duty offer on ‘selected’ properties on the price list is up to a 100% contribution towards the total cost of the SDLT owed HMRC upon completion of the sales contract. Other properties on the price list attract a 50% SDLT contribution. The SDLT contribution is based upon the following:

1. A freehold residential property.
2. A completion date by the 30th October 2026.
3. Purchasers are residents of the UK.
4. Purchase of the property as an individual (not through a company or trust).
5. Purchasers only property.
6. Purchasers have owned a property previously and first time buyers too.
7. Consideration is the asking price less the advertised discount.
